






Tenant Improvement for Sheehan & Sheehan
Sheehan & Sheehan P.A., Attorneys at Law were at the end of their 7-year lease at First Plaza in downtown Albuquerque when they hired Cherry See Reames Architects to do a program to analyze their current space usage, interview all staff members and determine their ideal future office space.
Sheehan & Sheehan was established in 1954 by Tim Sheehan’s father. They are currently staffed by several young attorneys who wanted a fresh look for the firm. With the assistance of a local realtor, the building team scouted out several existing prospective properties. They narrowed it down to their two favorites and we did a “test fit” for both of them. They decided that the Albuquerque Centre was the best bet and we reconfigured the space to meet the program.
The existing layout required some tenant improvement modifications to create a more open office with upgraded lighting and finishes. The tenant allowance was not adequate for all of the improvements, so the tenant paid for some extras to provide their staff with several special features. Some of these features included: new casework, including a coffee bar adjacent to the conference rooms with a solid surfacing countertop, a wood ceiling in the lobby, colorful plank style carpet tiles and decorative film on the sidelites of the private offices to replace the existing mini-blinds and lend a more modern look. One of the most attractive features of this property is the magnificent view of the mountains from the main conference room, which is named after Tim Sheehan.
